What Roof Painting Actually Involves
Roof painting is more labour than it is paint. The bulk of any quality job is in the preparation: pressure washing to strip off lichen, moss, dirt and loose coating; hand scrubbing problem patches; spot-priming bare or porous areas; and filling any minor cracks before a brush or roller goes near the surface.
Once the roof is clean and dry (which in Brisbane's humidity can take longer than people expect), a primer coat is applied where needed, followed by two finish coats of membrane-grade roof paint. On older Queenslander-style homes in New Farm and Teneriffe, this often means working around intricate ridgelines, valleys and the steeper pitches that come with those double-hip or gable roof profiles.
The paint itself is typically an acrylic membrane product formulated to flex with thermal movement. Roofs in inner Brisbane expand and contract noticeably across a summer day, so flexibility matters.
When Does a Roof Actually Need Painting?
As a rule of thumb, a concrete tile roof needs repainting every 10 to 15 years. Terracotta varies, and some unglazed terracotta benefits from painting for the first time mid-life rather than at construction. Colorbond and metal roofs have different requirements entirely; painting is sometimes done for colour change or to address rust, but it is not always necessary.
Signs your roof is due:
- The colour has faded unevenly or chalked badly (run a hand across a tile; white residue is a tell)
- Lichen or moss keeps returning within a season of being cleaned
- The surface feels powdery or porous to the touch
- You can see bare concrete where the sealer coat has worn through
- The previous paint is peeling or bubbling in patches
Timing: In New Farm, the practical window for roof painting is late winter through spring, roughly July to October. February and March are the worst months: heavy rainfall, high humidity and the added nuisance of jacaranda blossom debris if work runs into November. Most experienced local painters will schedule a weather buffer into any quote.
What It Costs in New Farm
Roof painting in this area typically falls between $1,500 and $5,000 for a standard residential roof, putting it well within the broader $1,500 to $12,000 range seen across larger or more complex jobs.
What pushes the price up:
- Roof size and pitch. A steep double-storey in Newstead costs more to rig safely than a low-pitched single-storey in Windsor.
- Condition. Heavy lichen or failed previous coatings add significant preparation time.
- Roof type. Concrete tile takes more product than terracotta. Broken or displaced tiles found during prep may need replacing before painting can proceed (this is usually a separate cost).
- Scaffold or harness requirements. Any roof that cannot be safely walked requires additional safety equipment. That is a legitimate cost, not padding.
- Colour change. Going from dark to light or vice versa may require an extra coat.
A typical single-storey three-bedroom home in New Farm or Wilston with concrete tiles in reasonable condition sits around $2,000 to $3,500 fully completed.
What Is and Is Not Included
A standard roof painting job typically includes: pressure wash, lichen and moss treatment, spot priming, two coats of roof membrane paint on all tiles or sheets, and ridge capping paint.
It does not typically include: gutter painting or replacement, structural repairs to the roof frame, replacing damaged or broken tiles (though a good painter will flag these), or solar panel removal and reinstallation. Clarify these line items in any written quote before work starts.
Is Roof Painting Right for Your Roof?
Not every roof should be painted. If the underlying tiles are badly cracked, the mortar on the ridge caps is failing, or there is evidence of structural movement, paint is a cosmetic fix on a structural problem. A reputable painter will tell you this; if they do not, that is worth noting.
Roof painting makes strong sense when:
- The roof is structurally sound but weathered
- You want to restore thermal reflectivity (a lighter colour can reduce ceiling temperatures noticeably in a New Farm summer)
- You are preparing the property for sale and the roof looks tired
- You want to extend tile life without a full replacement
If you are unsure, ask the painter to do a dry-weather inspection first and give you an honest condition report before committing to anything.
A Note on Safety and Insurance
Working at height is the leading cause of serious injury in residential trades in Queensland. Any painter quoting roof work should carry public liability insurance (minimum $5 million is standard) and comply with the Queensland Work Health and Safety Act requirements for fall protection.
It is reasonable to ask for a copy of their certificate of currency before work starts. A legitimate operator will not hesitate.
We connect you with local painters who carry appropriate cover. But whoever you use, check this yourself. It protects you as much as it protects them.
If you want to know whether your New Farm roof is worth painting or whether you are better off replacing sections, a brief conversation with one of the painters we work with can usually answer that without any obligation. Use the contact form and mention your roof type; it helps them give you a useful first response.
